Residential Air Duct and Coil Cleaning in luxury condo apartment

Location: Plantation, FL 33317

Problem: The customer called us because she smelled musty odor around the Air Conditioning system and found excessive dust in her furniture and floors no matter how many times she cleaned the house.

Solution: After the initial inspection we realized that the Water Source Heat Pump A/C system was not maintained properly. The coil was completely covered with greasy dust and debris, the drain pan had a lot of slime adhered to the surface and the ductwork and registers full of dust due a recent remodeling project in the apartment. This high end apartment required a lot of logistics since it was a job in the 22nd floor of a condo building and they were very strict with the requirements for the vendors who enter the building. We had to present all our certifications and also our certificate of insurances to begin working. After that
We started by covering all the furniture in the apartment with thin poly to protect it, then HEPA vacuumed every supply register and duct board portion accessible by hand and the return plenum which was full of debris and dust. Following NADCA ACR-2013 guidance we used a soft brushing system to dislodge the adhered debris and a large HEPA Vacuum to put all the system under negative pressure. We also cleaned the coil using an alkaline coil cleaner with a portable pressure washer. After the cleaning procedure was done, we fogged the whole system with Mold Control and deodorized with lemon fragrance.

Wilton Manors Residential Mold Removal

Location: Wilton Manors, FL 33305

Problem: Customer found visible Mold on the Guest Bathroom, Guest Closet and Living Room. The water intrusion came from an exterior cracking.

Solution: Before starting the Mold Remediation our team sealed the exterior crack, opening the crack to 1/4" width and 1/2" depth using a chipping hammer. Then wire brushed and sealed with a concrete cracking sealer.

For the Mold Removal we followed IICRC S520 standard and the remediation protocol developed by a 3rd party Mold Assessment Company, these were the steps taken:

1. Set up a containment barrier and seal the Living Room to isolate the affected areas of the rest of the house using 6 mil poly.
2. Set a small air scrubber as negative air machine to generate negative pressure inside the containment.
3. Demolition of the affected areas using a HEPA Vacuum attached to the tools to collect the dust and drywall chips.
4. HEPA Vacuuming of the whole surfaces inside the containment.
5. Anti-Microbial Solution sprayed using a handheld foamer and wipe down of all remaining surfaces.
6. Fogging inside the containment with an Anti-Microbial Solution.
7. Air Scrubbing for 72 hs with Hydroxyl generators to actively kill Mold Spores in addition we used a dehumidifier to lower the RH% on the rooms since the A/C Vents were sealed.
