The Reason for Crawl Space Encapsulation
Crawl spaces can easily develop mold and mildew so long as a few requirements
are met. When there's over 70% moisture in the air and organic matter
that can serve as food, such as wood, then mold will thrive. The problem
can also be aggravated by the presence of water. Perhaps a drain pipe
has burst or was improperly installed; perhaps rain has seeped into the
crawl space. Regardless, it will raise humidity levels and most likely
require you to reverse the problem with crawl space dehumidifiers. Non-porous
materials, like softwoods, will soak up that moisture; the result is wood
rot and other structural damage.
Another thing to remember - and this can surprise a lot of homeowners - is that crawl space vents alone do not lower humidity levels. During warmer parts of the season, they can actually increase humidity. Remember that warm air rises, and if it's tainted by mold growth, it will affect your indoor air quality.
Installing a Crawl Space Vapor Barrier
The first step in crawl space encapsulation is the laying down of the vapor barrier. This is a plastic membrane, reinforced with fiberglass if need be, that goes over the walls, ceiling, and ground in order to prevent water from rising from the surfaces. The crawl space vapor barrier won't prevent actual condensation from developing; to do this, we'll have to seal the crawl space entirely. This means covering up the crawl space vents as well. You can also ask us for foam insulation.
Installing a Crawl Space Dehumidifier
If water infiltration is a real problem, we can consider installing a perimeter drainage system with a sump pump and basin. As a last resort, we can install a crawl space dehumidifier that will run at all times to keep humidity levels under control.
