Winter: Ice, Meltwater, and Attic Saturation

In winter, the biggest water threats often come from ice dams and freeze-thaw cycles. The best places to start after a snowstorm or extended freeze are your attic and roofline, and look for the following signs:

  • Water stains around vent boots, skylights, or chimneys
  • Wet insulation or a musty odor in the attic
  • Icicles or ice buildup along gutters (a sign of blocked drainage)
  • Any discoloration or peeling paint at the ceiling corners

Spring: Saturated Soil and Foundation Seepage

Assess for:

  • Standing water near the home’s perimeter
  • Damp concrete walls or efflorescence (white, chalky deposits) in the basement
  • Humidity buildup or odor under stairs or behind storage
  • Water entry through window wells or sump failure
  • Pay attention to slow leaks. A sump pump that runs constantly or foundation walls that feel cool and damp may indicate seepage from saturated soil. If water intrusion is found early, you may avoid mold and structural damage later.
